Development

Stalworth Corporation and its affiliates have been DEVELOPING TEXAS REAL ESTATE NEEDS since the late 1930s. Today Stalworth's niche is developing real estate in secondary markets throughout Texas and the surrounding states. Stalworth has been extremely successful in acquiring mismanaged, underdeveloped or functionally obsolete properties and repositioning them into competitive, profitable real estate through aggressive leasing, and intensive construction and property management. From single tenant build to suits to regional shopping centers, Stalworth has been there!

Unlike most developers, Stalworth's goal is to hold on to developments long term, which means Stalworth will be around when a project is ready to be redeveloped in 30 - 40 years. This leads us to increased detail to site selection, construction, and long term relationships with clients. Unlike developers who are "Merchant Builders", Stalworth is in the business for the long run and does not develop for the purpose of "flipping" properties. The objective is to find good dirt in a great location and hold the asset for the next 100 years or so!

Tejas Center, Bryan, TX:
Tejas Center, completed in 2005, is a redevelopment of the former Manor East Mall which stood as a landmark in Bryan since the mid 1960s. The center consists of over 350,000 square feet of GLA and sits on a 34 acre site. Anchors include a 95,000 square foot HEB Supermarket, Gold's Gym, Bealls, Hastings Entertainment, and many others.

The redevelopment included demolition, environmental abatements, new infrastructure, and several surprises along the way. In the end, our team helped open HEB's largest store in the Houston district four months early! Tejas center features Austin Stone facades, stamped and stained concrete, extensive landscaping, and many other features. The city of Bryan considers Tejas Center the focal point of their Central Business Corridor.

Eckerd/CVS:
As a developer of Eckerd Drug stores, Stalworth's development team worked to provide Eckerd the best locations and a smooth development process. Stalworth's knowledge and expertise of secondary markets helped Eckerd open successful stores in towns such as Bryan, Corsicana, and Brownwood, Texas.

Commerce Square, Mount Pleasant, TX:
In the mid 1990's Wal-Mart relocated to a new Supercenter in Mount Pleasant leaving an excellent opportunity for Stalworth to step in and redevelop Wal-Marts vacated space. Working with tenants such as Goody's Clothing, Staples, Shoe Department, and Dollar Tree, the center was fully redeveloped in 2000 and placed in Stalworth's real estate portfolio. Commerce Square is a great mid market shopping center that is a prime example of Stalworth's redevelopment capabilities.
